LAND LAW AND PROPERTY CONVEYANCING
Tanzania’s immovable property (Land) law is based on Common-Law Principles and is regulated by The Land Act Cap. 113, R. E. 2002, and the Village Land Act Cap.114 R.E. 2002.
Not all land and ownership of land in Tanzania is registered in the Lands Registry situated at the Ministry of Lands. However, most conveyance on registered land has to conform to laid down statutory requirements on registration and is most complex and delicate subject in Tanzania and is regulated LAND REGISTRATION ACT CAP. 334, R. E. 2002.
The government has initiated a national-wide property formalisation programme known as MKURABITA under the Institute of Liberty and Democracy, of Lima, Peru. The programme shall have significant impacts on property law, registration of titles, and all critical aspects of transfer and assignment of property.
